Welcome to Walnut Creek Farm. No matter your discipline, this 26 acre equestrian center is the answer to safe, profitable and enjoyable training, boarding and/or breeding. Two barns with a total of 40 stalls would allow you to utilize one barn as training and boarding barn and the other as a breeding barn. Another option is two individual trainer’s barns. Host a variety of horse shows with easy access to I-85, I-40 Charlotte, Lake Norman and Hickory.
The main barn has so much to offer it will take two or more walks through to determine all of the improvements and upgrades. All will be kept dry for years to come since the metal roof is only 3 years new. Business can be conducted in the main floor spacious climate controlled office or the second floor climate controlled observation lounge. The main floor office is ideal for use as a show office, boarding office or boarder’s lounge area. The half bath can be kept private and off limits to anyone except the owners, since there is a second half bath in the barn. Built-in cabinets are a good place to keep veterinary medications and supplies locked up. Unlike most barns, there are plenty of new windows letting in the sunlight and allowing observation of the parking lot, driveway and security gates. Assign tack lockers to your horses or boarders. Each of the 18 lockers has two saddle racks and plenty of room for grooming supplies and tack. The laundry area has a new industrial strength washer and dryer ideal for blankets and saddle pads. A Rennai Hot Water tank provides unlimited amounts of hot water for both laundry and the wash stall. Guests can watch in comfort from the 2nd floor insulated lounge as riders either groom & tack or untack and wash their horses in the heated grooming area. The 27’ concrete aisleway and cinderblock walls allow for cleaning and maintenance. Utilize the center drain that runs the length of the barn when hosing down the barn. Horses can walk by the stalls safely even if the horses in the stalls just use a stall door guard. A second grooming/vet rack is located at the opposite end of the barn and close to the outdoor arena. The skylights & ridge vent that run the length of the barn create a cool light environment allowing you to keep power bills lowered. 14 of the 20 stalls have mats; all have fans, blanket racks, sliding stall doors, automatic waterers and individual outlets. Keep mice and horses from getting into the feed by keeping it separate and secure in the feed room.
The second barn is set up for a groom to live or someone to monitor during foaling season. A climate controlled full bath, kitchen and living room provide ample room to comfortably stay close at hand. This barn also has a concrete aisleway with a center drain. 15 of the 20 stalls have Dutch doors to the outdoors providing views of the farm activity for bored or curious horses.
A 100’ x 225’ covered and lighted arena with recycled crushed concrete base and Burlington Sand top layer ensures you every chance possible your horses will stay sound. Lessons and training can occur 365 days a year. The lighted 150’ x 250’ outdoor arena will allow you to train more than one discipline, whether setting up jumps, barrels and poles or roping, this arena can remain ready for use, while the indoor can be kept clear for flat work. Break the foals or warm up the overzealous horse in the 75’ covered, sided, irrigated and lighted round pen. Equipment available for purchase to help maintain these arenas is a top-of-the-line arena drag, water wagon and Kubota Tractor.
You will immediately appreciate the 500 gallon diesel and 500 gallon gas tanks when it comes time to replenish tractors, trucks, lawnmowers and ATV’s. The working building is centrally located and provides several bays, two pull through bays with 14’ doors are ideal for hay and/or RV storage, a third large bay is set up as a much needed work shop/garage while the pull through overhang is ideal for trailer parking or tractor storage.
The 11 pastures are kept is pristine healthy condition and safely fenced in PVC Fencing or rubberized 4 strand electric fencing. Each pasture has access to water.
While the focus of this property is the pristine and comprehensive equestrian facilities, the owners built an adorable 3 bedroom home under the mature hardwood trees. Whether a main residence or trainer/caretaker home, it is one commiserate with the quality of the property and amenities.
